The Busch Creative Service/HOK partnership was first established to assist Busch Creative Services in a strategic assessment of their short term and long term facility requirements. I was involved in the process for 5 years from the beginning of needs assessment and short term space planning and design to the design and move into a separate facility.

A detailed program involving in depth studies of personnel and office space requirements was initiated. The partnership also reviewed and assessed current functional and identity issues.

The data collection approach emphasized broad based group participation aimed at achieving consensus on workplace issues and facility provisions. This was accomplished via work sessions and individual interviews with group directors, group managers and other identified group members.

From data gathering the team has begun to translate and assimilated their information into interior master planning benchmarks, concepts and vocabularies.

Individuals and teams will be given choices in their environments and flexibility in the application of their office system components. Flexibility will be built into all components. The guidelines provide for change over time based on function not on organizational hierarchy.

The master planning involved the study of zoning, circulation, growth and change. Through a carefully orchestrated interior master plan, Busch creative services/HOK applied city planning concepts to the office environment. Just as a city relies on zoning and master planning the ability of the facility to adapt to repeated change and team reorganization is dependent upon its master plan. The office component will be distributed along the perimeter of the building envelope to accommodate larger flexible team spaces (neighborhoods) with integral meeting/work spaces (parks) sprinkled throughout and along customer tour routes (streets). A central service (business district) will be easily accessible to all groups and create a common central gathering area.
